Greetings. I've come across a great condo near the Braves stadium in Cobb County Ga. I believe this would be a great BRRR property. Also another great exit strategy for this area is AirBnB. This would be my first property and would love some help. Very humble and coachable guy.

initially sell but buy and hold as rental would be good. I will def. check out that book. I was driving for deals today and came across a acreage sign for sale. Called the guy and he said he wants $550k for the 6-7 acres available and it also came with a brick home. He said he would be willing to negotiate price but wasn't to sure if that was a buy for that much land in Cobb county Ga.  If I did end up purchasing the land; would my next step be to hire a construction contractor?

What are the steps needed to start a new home construction or at least some good resources of information?

I am drawn to purchasing raw land and building fresh! What are the pros and con or could someone point me to the right direction?

Just A general question.  Im completely new and in the education stage of this journey and just began putting together my DM campaign. Should I have a website developed before I begin marketing? If I should what should I include on my website since I have no experience and Im completely new? Should I wait until I have a few deals completed under my belt? Should I start with a basic lead capture page?

Greetings! What type of loan would be suitable for a buy and hold property? I work full time but I'm am not a home owner as of yet. Should I become a homeowner before I try to become an investor?

Hi,

Im fairly new to being a real estate investor and Im super excited to get started. Ive been doing a lot of studying of this particular vehicle and just need some pointers on how to acquire a buyers list. 

I know you can access record for recent cash purchases in the county record but my general question would be;

If I have a list of potential cash buyers addresses, what do I send them? Do I send a yellow letter as i would a potential property deal and is their a right or wrong way to go about addressing the potential cash buyer if he or she were interested in joining my buyers list?

Other ways I believe, correct me if Im wrong;

-Auctions

-Bandit-Sign (Call them and ask if I could add them to my list)

-REIA events

Greetings all,

I recently jump started my new career as an real estate investor and I am excited yet nervous. I've always been on the investor side of my life and never been afraid to "Let Money Go". Thats what I learned this past weekend at The FB 3 day event. What a great experience. Don't worry I did not sign up for the mastery. Too expensive! But Im larger to get started with my new found passion and take this thing to the next level for me and my family. I currently on STD while writing this due to a car accident while heading home from work one early Saturday morning so I have plenty of free time to learn and educate myself from experiences published on this website. 

A little about my self. Im a father of one; she my angel. 6 years old and growing like wildfire and have one more on the way. Super Excited! I do this for them because I have to create a future that we only dream of. I know it can be done because my father above has already put the path in place and affirmed it's existence through the success of others. My hobbies as of now include working out and playing Halo on xbox. I do realize that the xbox is my biggest distraction and without it I can accomplish more of my goals. I have to set boundaries and limits so I don't over play: lol. But I think thats enough in this brief intro.
