Thank you Canesha and Steve,  great advice.

I never wanted to be a RE Agent, I wanted to know more about real estate as an industry, so I got licensed and it does help me recognize good deals.  (P.S. I took a motorcycle riding class and got licensed although I never wanted to own a motorcycle, theyre dangerous, LOL)

You both gave me the idea of partnerships.  I will definitely pursue that.

I'm getting a little frustrated and discouraged.  I need my BP family to talk me off the ledge.  I've done many things to try to get started with a buy and hold, and something always trips me up and stops me.  I tried a hard money lender, they wanted me to have $12k in cash to start, I tried refinancing my house, my personal credit score is stopping me at this point.  

I even got my RE license, but I'm still not able to get this horse to run.

Suggestions please BP family, I find your personal stories uplifting and encouraging.

HELP!!!

I actually do have a little network.  I love the idea of a mock purchase.  I think I'll try that, at least it will give me a feel for an actual purchase.

I feel like I'm doing a whole bunch of reading and taking classes, but I still haven't made my first move.  I am planning to retire in the next two years, and Im trying to get some passive income flowing.  

On one hand, I think I'm ready to jump in with both feet and learn from any lessons (hopefully not too expensive).  I keep seeing these properties, but I haven't been able to make myself move.

Help!!!!
