OK. THERE ARE SOME MORE INFO: THE ARV IS 152000. THE SCHOOL HAS B plus rating AND NEIGHBORHOOD IS QUIET STREET. MORE HOMEOWNERS THAN RENTERS. ALOT OF BUSINESS AROUND THE NEIGHBORHOOD. SUBURBAN NEIGHBORHOOD. MORE HIGH SCHOOLER GRADUATES THAN COLLEGE LEVEL GRADUATES.

hi.
just wondering. is it ok to buy a property next to a run down property and a burned out commercial real estate that's a big eye sore. potential flip for property is 152000 and purchase is 75000 and rehab is 20000

I have a good flip. ARV Is 167000 and repair is about 50000, purchase is 45000, but the home is on a dead end street, comps are no the other side of the street farther away and the neighboring house on the opposite side of the street is pretty run down, is this still a good deal
