It can be done; however, the difficult part is building a network of reliable and trustworthy people in the area you want to invest in. I recently pruchased a property across the country and I never even saw it; as of now its doing great! If you have a reliable agent, property manager, and property inspector it can be done. I recently purchased a property 3,000 miles away from where I live. I live in California and purchased a property in Upstate New York as well!. I never saw the property persoanlly and never needed too. The key is to build a relationship with a good realtor in the area that understands your needs. You also must build a relationship with a good property inspector and property manager. I was fortunate enough to have all 3 of these people inspect the property i purchased and other prospective properties and give their opinions, comments, concerns, etc. Overall it has been great with no major issues yet (knock on wood).
