Just bought my first property with my sister.  We both went in half and half for down payment and repairs on a duplex in Minnesota.  It seems like the best location for it since the market is much hotter and rents for much more than TN.  Since the property is in her area, she will have to do the repairs and majority of other work.  I have had to learn so much this week with posting the rental online.  I found that Bigger Pockets has lots of tips and advice on tenant screening.  Still working through to get  the lease agreement, tenant requirements, tenant applications, and other things in order this week.  I didn't know there was so much to do.  

I've noticed that there are few multi-family properties in the Nashville area.  I'm not sure where to start here in the Nashville area for real estate investing.  Any advice you can provide will be great.

I have been listening the Bigger Pocket podcast and watching their Youtube videos for about a year now. I am finally ready to jump in and take action. Just bought my first multi-family rental this week.

Would like to make friends and learn as much as I can from everyone here on Bigger Pockets.
