I'm looking for a contractor that is "investor friendly", one that understands that you don't need top of the line work. But something that will get the job done and still get top dollar for rents or close to it.

Who would you recommend?? Anything would be appreciated!

I'm currently setting up my LLC for my current rental property that is free and clear for 185,000. I'm looking to refinance and pull money out of my current rental.

1. I was informed prior to refinancing this property I have to show 1 year of rental history with a tenant. Is there any loop holes or additionally helpful information that can be provided. 

2. After I purchase another property and the opportunity presents itself, Is there any loop holes if I need to purchase another property before the seasoning period is up?

@Eric Nelson I want to use the B.R.R.R.R method. Currently I have a rental worth 180,000 no mortgage. I’d like to find another property and apply the Brrrr method to repeat the process.

Right now I’m researching, finding contacts, building what processes I want to use, and trying to network to like minded people.

I’m new to this and I’ve been researching, reading, listening to Pod cast etc.. I’m looking to find my core four and if possible a mentor/friend to continue my learning.

I would be grateful for any insight and would love to learn how I can create a mutual benefitting relationship for success.
