Can anyone recommend a good lawyer for disputes with contractors in NYC?  My friend hired a flooring contractor who did bad work, and is threatening to put a lien on their property.

@Russell Brazil Thanks for the input, the reason I asked is that I have put an offer on a triplex last week in Trinidad and got rejected. The property was developed in 2016, so I wasn’t sure if it is common to find triplexes in the district. I will keep looking...

Looking to house hack a triplex/fourplex in Washington,  D.C. with 2bed 1ba units. Are those hard to find  west  of the Anacostia river? Are there any developers that turn row houses into a multi unit property  in the District?

Hello BP,

I have a prospective tenant that have applied and their insurance company will be paying the rent since their home had a fire. I have received a W9 form from the insurance to fill out. Is that normal ?

IMO, Loudoun county, VA will be the winner for Amazon HQ2. It’s proximity to an international airport and D.C, the proposed big data center for Amazon, and the new silver line metro are all pointing in that direction.

My LO didn't mention the 15% down  option. I didn't think about it before since I would be paying MI. Unless I can avoid that?

Hello BP community,

Looking to buy my first investment property (it's an attached row house) and I got my rates for a conventional 30 yr loan from my LO:

Rate for 20% down is 5%

Rate for 25% down is 4.375% 

Should I pay the 20%  to save capital for my next deal or pay 25% to decrease my monthly payment?
