@Karen Margrave Thank you for your input. I have been listening to bigger pockets and audible books for several months now. I've read several articles on private money lending. I'm aware that I should put a lien on the property. I have the opportunity to make a 25% return and not sure if I can pass this up.

Thank you Matuesz Prawdzik for your input as well. Right now I am currently just focusing in my state to see how this works. If it works well for me I may look into doing some things out of state in the future and will keep you in mind, but I really appreciate the feedback.
