I had an idea that was a mixture of a couple inquires I had relieved on how to fund a deal. I have a friend who is quite wealthy as he and his woman are doctors. I have spoken to them both about overall investment into my business but, as much as they saw the upside, didn't have the time away form their jobs to see how their money is being used and to help keep track. I understood and offered some various solutions but to no luck. So I thought, maybe I could instead simply be their investment advisor. Tell them which deals are right and which are not and why. Show them the risks and benefits of a flip and the passive income of a rent property. Since it would be completely funded by them they would get 80% as I would only take 20% of any net profit whether it is lump or monthly. Any suggestions? Any thoughts? I'm currently stuck and do not have any way for traditional funding and my credit is to low for other methods

A quick question or two to help me hone my own prescribes. What are your rituals? What do you do each day the same? Time and time again. You wake up, get out of bed.....then what? I'd love to know what your business rituals are. What keeps you fueled and on track? Or if you don't do anything, what are you looking to start doing and why? Would love to hear form everyone!

Great to have you at BP!! Excited to see what you will do to shake up the world of REI. My suggestion/advice would be to write it DOWN. Figure out what you want to do after doing some research to start off, figure out your goals long term and short term, and then figure out how you get from your start to your goals. Detail out expenses, figure out who you need to know or get to know to get it done, put deadlines on it, exactly how much wealth do you wish to achieve, or anything else that has to do with your end goals or business plan. WRITE IT DOWN. It is a powerful tool to organize your thoughts into a full detailed plan. (Which could obviously change many times.) Good luck!
