I’m looking for a solid lender willing to do small convention or similar long term loans (40-80k) in the Tulsa area. 1-2 immediate, 2-3 more by EOY likely. 

I can be a quick and easy client, just need someone willing to do good work and give me a good loan.

I agree with this sentiment @Ronald Starusnak. Curious since you aren't taking on new jobs ATM, do you have any rehab contractors you'd recommend? I'll be in the area end of this month and will be spending lots of time looking over neighborhoods and getting a better feel for the city.

Hey BP! I'm looking to buy a few small multi-families in Syracuse, NY over the next 30-90 days, and am hoping for some recommendations for great PMs in the area.

Going hard on long distance BRRRR, so I'm needing a PM that knows the area well and can help confirm assumed rents etc...

@Carlin Barney nice to see another Barney here, and also in Utah!

We’ve been really lucky w getting into our primary residences at good times here (2012 and again in 2018) but for rental properties along the Wasatch Front, you’re gonna be looking in Ogden or West Valley/Magna. That’s really about it if you want to be anywhere near the 1% rule.

For this reason, we’re looking out of state for investments.

I understand the additional hurdles associated with purchasing from a land bank. For those of you that have done this before, specifically w a BRRRR strategy, what financing routes would you recommend?

Going the hard money route would typically require the property as collateral, but the deed isn't released until the renovation is done and approved by the land bank...right?
