@Brent Coombs i did get the duplex way under value for 157k turnkey property, i know it would appraise around 190k-200k the rents are 1900 all together. So your saying to contact a asset based lender to pull 100% of my equity out??

I HAVE A INVESTMENT TENANT OCCUPIED DUPLEX I PURCHASCHED 157K ALL CASH A MONTH AGO I OWE 0$ ON IT IM TRYINGN TO GET AS MUCH MONEY BACK HOPEFULLY 80/20 BUT IVE ONLY BEEN HEARING 70/30
I DONT MAKE ENOUGH MONEY ON MY FEDERAL RETURNS TO GET A CONVENTION LOAN . I GUESS THERES A WAY TO JUST USE THE LEASE INCOME AS LONG AS IT COVERS THE MORTGAGE? IM NOT FAMILIAR WITH THIS. ANY ADVICE ON BANKS THAT CAN GET ME APPROVED, IVE BEEN DECLINED BY A FEW ONLY BECAUSE I DIDNT MAKE ENOUGH LAST YEAR. ANY HELP WOULD BE GREAT APPRECIATED.
ALSO MAYBE A PORTFOLIO LOAN WOULD WORK FOR THIS?
