Hey Andre, I've done quite a bit of remediation. In a 1956 home there are all kinds of issues you could be running into. Remember as you demo most building supplies to include drywall and insulation from back then had asbestos in it and they were still using lead paint. When you come back I would not do any demo for 5-7 days and see if the symptoms come back. If you have any questions, feel free to send me a message

Hey Nate, I live in Apollo Beach the smell is most likely the Large Marijuana Grow on the 41 or the reclaimed water used in many subdivisions sprinkler systems. Apollo beach is a growing area and with teco big bend plant taking down the coal stacks i'm sure the values will be going up

Hey Terry earnest money is nothing more than a negotiation point. Especially as a wholesaler the least amount as possible the better. I always aimed for $100 just because I've been told if you do $0 the legality of the contract can come into question.

Hey Josh, your best bet is to talk to a local lawyer. To have them draft a contract for you shouldn't cost more than $300-$400 and then you don't have to stress about the legality of your contracts.

I'm not completely sure what the question is. If you are talking about the General Contractor O&P (Overhead and Profit) 20% is relatively standard. Even on insurance jobs the carriers pay out 20% for O&P. That being said for a good GC look for anything between 20-25%

I think this concept in theory is the best way to handle a business. However, I believe this will not work for the majority of people for a two main reasons.

1st without a proven track record the quality of people you will attract to your team will be more than likely lacking.

2nd unless they are commission or equity positions you will likely be on the hook for a wage of some kind. I've been in a few different types of businesses and taking on debt in the hopes of making a return is usually not the best move. Growth should be financed by profit. Increasing overhead before you actually make a profit usually doesn't end well.

If you can sell your vision large enough and have a track record in a relative field to attract a good enough quality team without giving away too much equity or giving yourself enormous overhead this method will help you skyrocket.

P.S To attract high quality people you have to already have a vision. Not a specific business plan but a general vision of where you are going, how you are going to get there, and the type of people you want to bring along with you. Your vision must be large enough to fit their visions in it.

I would talk to some big Realtor teams and offer like a $200 referral fee. Realtors get bombarded with people looking for rentals and they would lose money if they took them to each one and actually showed it. Just let them know you will show it and everything the only thing they have to do is send the person your way and if the application is accepted, they get the finder fee.
