I currently have one single family unit which was a great deal. I am cashflowing over $250/month and everything went very smooth.

Now, I want to continue to buy more properties but I don’t have the funds to do so. I reached out to some individuals in my area and they said they would be willing to invest in my strategy after I explained it to them.

Assuming they invest in my next single family home, or even if it is a duplex, does anyone have recommendations on how to structure the deal? Splitting the cash flow? Splitting the equity? Just looking to find the best way to do so.

I would be managing the whole property as they would only be providing the capital for a down payment.

@John Warren Thanks for the response John. I have been utilizing my real estate agents, attorney, and lenders. They have been a great help so far and I will continue to do so.

I was listening to a podcast yesterday and they recommended finding a mentor that will hold me accountable weekly in reaching my goals. I wasn’t sure if there was a service or a specific way that other new investors in the BP community found those recourses.

I am a new investor in real estate. I currently have one single family house and plan to continue to expand. I hear a lot on podcasts that having a mentor or someone to hold you accountable is very important. Any advice on how to find a real estate mentor to help guide me?
