What is the best way to convert ownership of properties to an LLC... I own all the properties outright, no mortgages.

Also, if Trump's bill passes and the corporation tax is set to 15-20%, does that mean it would affect my LLC and will be extremely beneficial to route all my profits through that?

No my current tenant gave the new key before she left for vacation. Is she considered a squatter or a trespasser?

I have a weird situation and was hoping someone could give some advice.

My renter has been a trouble free renter for 5 months, she (Suzie) is living by herself and makes more than 4X the rent. She recently came to me and said she found a roommate and was wondering if she could add her (Jess) to the remaining months on the lease (7 months left). I said OK as long as she qualifies an income and background/credit check. 

She cleared the background checks and I drew up the paperwork for a lease amendment. However, Suzie was on vacation and wouldn't be around to sign anything so we all agreed to wait until she returns. Jess, however, was expecting to move in before Suzie got back because the lease ended on her previous living situation. I left the decision to Suzie if she wanted to give her (alleged) friend a key and let her move in early.

Anyways, Suzie gets back and changes her mind because she doesn't like how some of her stuff was treated while she was gone. Jess doesn't want to leave and all her stuff is there.

Any thoughts of anything I should do?
