Post: Does what's under the house matter?

My friend and I purchased a double this past spring in what was the first deal for each of us. Its not gteat but it cashflows. 

We are currently remodeling one side and have and questions about if what is under the house matters. We basically have a manufactured home on top of a basic foundation, footer and a half dozen rows of block. Underneath the house there is a lot of junk, everything from broken cinder blocks and insulation to toys and cat urine. It's gross. We don't have a good way of cleaning this out, we'd have to rip up the sub floor, but wondered if it's something we should do. 

Any and all opinions appreciated.

While the points mentioned by the above commenters are true, one advantage to accepting half on the first then half on the fifteenth is if they miss a payment you can start the eviction process sooner. A friend of mine has tenants that pay rent weekly and he said it has saved him time and money accepting payments like this. Obviously it's probably easier to make smaller payments for them but if they miss a payment you can start the eviction process earlier, which can save you time and money. A lot of it is probably a personal preference also, like you mentioned. Although, I am in the process of an eviction right now so maybe I'm a little biased. Good luck with whatever route you choose.
