What are some of the most useful strategies to gain the capital necessary to invest in real estate for a recent college graduate with little to no capital?

Hi All,

I'm a new member from Orange County looking to learn about the real estate market while still in college. I am eager to start investing soon so if anyone has investment tips or ideas for someone still in school I would appreciate it! 

I have a few questions off the bat:
How can I invest in real estate with little to no money down?

Any real estate book recommendations for someone starting out?
