I'm new to wholesaleing and I have a few questions before I actually get out there and get started.

 I just want to know if I have to put any money into wholesaling if so how much?

With the contracts do I have the seller and the cash buyer sign them in person or do I email it to them ?

Where would I get the contracts?

I'm Honstly still confused about the whole knowing how much to offer the seller and how much i would sell it for once I have it under contract. Does the cash buyer make their offer ? Or do I tell them how much I want for it? 

And is there any wholesaleing friendly title companies in new jersey like in Middlesex or union county that I can use.

Can the cash buyer find a title company for closing.

Agian I am very new to wholesaleing and I hope someone can just help me understand this whole thing , it seems very simple but I just want to make sure I don't do anything wrong.
