For a contractor to place a lien on a property, I assume that contractor will have to be a licensed contractor? Or can they still place a lien without being licensed? I do realize if they were to do that they're essentially admitting working without being licensed but didn't know for sure on the ability to place the lien without being licensed.

I appreciate everyone's input. From what I've read or come to understand, like Greg stated, the self-directed IRA can be useful in a situation with high taxable income. One important aspect is deciding within your cash flow if you need the cash today or not, again similar to what Greg stated. This may be more useful if you're realizing a capital gain when selling real-estate, would that point be somewhat agreed upon?

I had a real estate investor friend, that is also new to real estate investing, mention that a self-directed 401k or IRA can be helpful for tax purposes. I am looking for assistance in finding correct/helpful information in regards to utilizing this type of an account.

Good morning,

I am new to real estate investing and have heard/read some stories about "shady" contractors placing liens on properties for no reason or because they had a disagreement with the owner etc. I understand this type of situation can mostly be avoided through proper vetting of the contractor but not 100% of the time. I am interested in finding more information in regards to constructions liens in Nebraska. If anyone has any basic information or links it would be much appreciated as I will continue my search also. Thanks in advance.
