I think that you would be fine bringing in a buyer that you trust to buy the property from the lady and asking them to throw you a few bones for bringing it to them.  But, you must trust that this buyer won't go around you and leave you out to dry.  Also, you could just get her to sign the purchase agreement and tell her that you will tear up the contract if she changes her mind.  That way she isn't really tied up, and you won't have to worry about buyers going around you.

My partner and I have 21404 Madrone Dr, Los Gatos, CA under contract. We are looking to wholesale for $695K. Zillow puts the property @ 1.6 million, our estimate/comps with a beautiful rehab puts the property around 1.2 million. The property will need some MAJOR repairs, best suited for a more seasoned investor/contractor. The primary home is a 5/3 with 4100 sq ft. The lot is 1.06 acres, mostly flat. The home is in the Los Gatos hills with BEAUTIFUL views of the Bay Area. The schools are: Loma Prieta Elementary 10/10C.T. I have done all of my past closings with attorneys, but I was wondering which title companies you guys are using in Richmond, Henrico, Hanover, and Chesterfield for your closings.  If anyone would be so kind as to recommend an investor friendly title company to me, I would greatly appreciate it.
