I think that you would be fine bringing in a buyer that you trust to buy the property from the lady and asking them to throw you a few bones for bringing it to them.  But, you must trust that this buyer won't go around you and leave you out to dry.  Also, you could just get her to sign the purchase agreement and tell her that you will tear up the contract if she changes her mind.  That way she isn't really tied up, and you won't have to worry about buyers going around you.

Zillow puts the property @ 1.6 million, our estimate/comps with a beautiful rehab puts the property around 1.2 million.
