How is that going for you in terms of their receptiveness to work with an investor? What is their motivation to send you deals?

I am setting up direct mail campaigns and one of the lists I am trying to compile is probate...

I have personally visited every county's courthouse, clerk recorders office, treasury department and tax assessors office for areas that the team of investors I'm working for invest in. The results have been poor to say the least. Denver is the only county that will let me view cases where there has been a PR appointed, but they send out weekly "coupons" to purchase this list. I can't go through the files manually. Not necessarily a problem and we are now going to purchase this list weekly, but the list is comprised of all cases where a PR has been appointed, i.e. yes; probate, but other cases that involve guardianship and everything in between and you pay per name without being able to filter the list. The other counties require you know the deceased's name or case number. If you do have these names or case numbers, there is a $5 fee PER case you want them to pull. I have scoured BP and have not been able to find any other case remotely near this example. Everyone else seems to just be able to walk into their courthouse and make copies of these lists at $0.75 a page or view them online.....

There is a website in my state www.publicnoticecolorado.com that compiles all of the notices to creditors published but the information seems to be of little value as it provides no address for the deceased and the information is very time consuming to extract as you have to open up each case one by one. If this is truly the only way, I will hire a VA. Without an address for the deceased I have yet to successfully research one of these people and find out if they owned real property. I have used Realist, Google... Nothing.

It seems that this list is very difficult to generate in my area and that smells like money to me. I'm sure a lot of people are having the same difficulty and writing it off. Actually, maybe not. The county workers sounded like they had never heard my question before and had no prepared answer for me except that I was basically SOL. Please respond with any help you might have on the subject!

Hi, 

My question may seem very basic, yet I'm having trouble finding a solid answer on my own, so anything helps. 

I have recently received an MLS login and I am spending a lot of time on the site searching for deals. I have also developed a new relationship with an agent and I would like to have him submit low offers for me since the "steals" are hard to come by. My question and concern is that if these offers are accepted and I cannot locate a buyer, what will the repercussions be and how can it affect my relationship(s) with agents? Also, how will it affect them and their relationships? Lastly, I would like to get a better understanding of how they will be compensated if my sole intention is to wholesale the property. I want to build strong, lasting relationships and take care of the people in my network.
