Thanks. I've been using the site for a few years for education, it is an amazing repertoire of information.

I do quite a bit of traveling between NYC, DC and Atlanta but will start investing down south due to lower cost barriers in the market.

Interested in self directive business which grows at a steady pace and meets my fixed cost caps. Want to create processes that are easy to duplicate so in 2012 and 2013 if expansion is needed that's simple to implement. Yes, it is a long term strategy that is not focused on get rich quick schemes.

I am interested in learning from those who have been successful in an ethical manner. It is not my intention to enter this business for maximum deal volume. I intend to pursue "instant equity" by making money at closing and carrying a volume of purchases that allows me to be financially secure.

Ideal: Initiative processes within first 4 - 5 years of business that the necessary inventory can be sold within the first two quarters of the FY. I can then take the next 6 months focusing on life rather than work. That's security.

Without vision it's impossible to be successful.
