I just closed on a nice 1800sq. ft. 4 bedroom SFH circa 2007 in McKinney yesterday. My asking rent is 15% above what the lender's appraisal was. I already have one application from a sign that went in the yard this morning!

That is pretty fast for any time of the year let alone Winter. As far as I can tell North Texas is still HOT HOT HOT. :)

One of the things I like about REI is the control. When you buy a condo you are relinquishing some of that control. You cannot control the HOA fees and special assessments. No thanks, I'll pass.

I always use an inspector even though they rarely find anything I didn't already spot. I have done enough rehabs and maintenance overt the years that I could do the inspection myself. I guess it is kind of like buying insurance. Old habits die hard.

I would not do it and instead spend my 30's traveling and blowing all my money on toys so that later in life I could just mooch off the government.

John Jackson they are more than just walk through. They look in the attic. They look behind the furniture and the bed (checking for outlets without covers).

I heard from another landlord a couple years back that the City of Garland made him spend thousands tearing up and replacing a concrete patio because there was a crack and it was a trip hazard.

Oh I am not kidding. It is right there in the ordinance although I have not heard of it being applied.

The closest I have heard of was was a court case brought by a landlord against the City just last week. The landlord elected trial by jury. The landlord had registered, paid the fee and set up a schedule for the inspection. All on time. The tenant refused the inspector entry and the City fined the landlord - go figure. The jury sided with the city and the landlord got hit with a $1,500 fine.

A little off topic but I bought a car from out of state. Utah I believe. It was a lease vehicle. Something to do with the taxes that had been paid there when the car was originally purchased. I got a check from the state for a 1600 a few weeks later. Totally unexpected and a complete windfall.
