@Nathan Roberts so let's say you cash flow and your DSCR is over 1 and you have 20-30% equity based on your purchase price then market goes down, home values go down and potential rent. When you have several of those if not all in your portfolio. Would that still be considered over leverage?

@Jay Hinrichs what if you refinance these properties at 70-80% of their ARV, you have plenty of properties that way then market with home value go down. Is that still risky over leverage?

Hello all, excuse my question and I hope it doesn't sound stupid. With a potential recession looming and perhaps may affect real estate, I wonder what fellow investors' thoughts on what's considered over leverage? What percentage of LTV or however else you would define this. I'd appreciate everyone's input.

@Lucas Carl thanks. Well I would assume marketing is the key here. My multifamily units are in great locations so typically once posted on Zillow they get rented quickly. Where I live we have the university of South Carolina, Fort Jackson army base, bunch of other nearby military bases and bunch of businesses. Vacation and short term rentals do well here. I was wondering what resources I can read to understand, learn other investors’ processes and personalize them.

@Yonah Weiss thanks for sharing. I am full time employed, work at least 80 hours a week, but spend at least 20 hours a week looking for properties, evaluating deals, talking to agents, contractors, subcontractors, and educating myself on real estate investing. Now because of my income I cannot be a real estate professional!! This is ridiculous in my humble opinion!!

@Michael Plaks maybe the case when using depreciation/cost segregation. Either way I’m holding these properties long term for cash flow. If I have to sell, most likely will be moved towards a 1031 exchange. Once I’m gone, my properties will go to my kids, so the basis will be reset.
