Dear BP community,

I've been reading a lot lately on this site and find it incredibly insightful and learned a lot.

I started buying SFR properties lately (mostly foreclosed properties) in Wilkes-Barre PA, a blue color area. I am looking to connect with the REI community in this area and hopefully find a property manager who's interested in add more in their portfolio.

Hi, John.

I'm new to BP as well and welcome to the great place for RE investors. I do agree with Uwe that the real P&L for each property is quite different from others. You do need to get the rent roll or potential NOI analysis before you can value it.

Being a newbie myself, I'm nervious about the same thing in Jersey City rental market. I'm curious whether you'd like to update whether you went through the purchase and whether there's any trouble collecting rent. Greenville seems a rough area.
