The overruns weren't caused by the Land Bank or thir requirements, they were due to inevitable surprises when you do major renovations.Rcommend NOT focusing on Land Bank properties, instead look at everything on the market and buy the best BRRR property you can find.One last thing, many of the Land Bank properties are in Class D Neighborhoods:( VERY difficult to make these work as rentals or flip.If you'd like to chat more, DM us and check out the Interactive Map of Metro Detroit with color-coded Classes on our website - to make better decisions:)

Use your engineer brain to set a simple buy box and run a daily “noise‑to‑numbers” scan: target stable, landlord‑friendly metros outside CA, verify rents and ARV with an investor‑friendly agent and PM, and make one offer a week with inspection and financing outs.

Pick a desirable neighborhood that produces quality tenants.Just to drive the point home, here is what I am personally doing: over the last 7 or 8 years we have gone from investing in basically half of Milwaukee (1.6 million metro area) to only investing in a 20 min zone around where we live.

I currently work in the San Jose, CA metro area but grew up in Arizona, and lately I’ve been looking more seriously at wholesale and investment opportunities back home in AZ.I’ve noticed that some of the best deals I come across seem to come from foreclosure auctions — a lot of them look extremely discounted compared to nearby comps and even show things like “Likely to sell faster than 97% of nearby homes” on Zillow.That said, I’m aware there are some real risks — many of these auction listings are occupied, and some don’t allow interior inspections or tours, which makes due diligence tricky.Since I don’t currently have any auction experts in my network, I’d love to hear from investors who have bought at auction before.

@Storm BucknorWe manage almost 100 S8 leases in the Metro Detroit market.While S8 may address tenant nonpayment issues, there are other challenges with tenant-portion of rent payments, tenant damages, dealing with S8 Annual Inspections and dealing with the nonresponsive caseworkers (underpaid & overworked).It also does NOT pay more than market rent.
