At least around here, family office, mezzanine style investors, and smaller PE shops in the hospitality space, would be good candidates for this type of investment.

I don't think it matters if its a single family home where you rent rooms, or all the way up to 4 units.

This is not unique to San Diego but virtually all markets.- you need to be able to handle the negative cash flow that likely will be challenging at times.
