I feel like I'm spending more time on data entry than actual analysis at this point - literally typing the same address and purchase price into 3-4 different websites.

It collects our rent, applies late fees, let’s tenants report maintenance issues, deposits our rent into our bank account the next day, screens  our tenants, markets our properties to something like 25 websites, has full accounting and reporting and a whole lot more.. 

Trying to get ideas on how to get out of the lease and or assign it to someone else.Is there a website or something that helps find people that may be willing to take over leases?  

For example: - how to open up accounts for the utilities (websites, account names, passwords, any issues/problems);  record who I spoke with and their contact information and particular notes; when conversations took place and means of communication; follow up tasks needed and those completed.- When payments are due (mortgage, various taxes, insurances, etc.), records of payments, account numbers, etc.- various contacts' information (when met, skills, phone number, email, etc)Is there a program that incorporates a variety of record keeping tasks?  

After I reported him to the consumer protection agency, I noticed his website added disclaimers about how his returns are exceptional (I’m not sure his claims are even true or has been proven), and that replicating his returns are not guaranteed, which is nice way of saying you’re going to piss your money away trying to replicate what this guy claims he has done.

A Tansfer Disclosure Statement is required for all defects (repairs) past or present, permitted or not.Some common small repairs that require permitting (well outlined on SLT website) are; replacing water heater, repairing/adding any electrical, replacing windows/exterior doors, adding/upgrading plumbing.
