Like adam mentioned coming from commercial real estate or other backgrounds notes may seem like a cup of tea since many in those backgrounds have dealt with real estate professionals and know what IRR is and how to run a financial model.

Not sure how to offer "fresh" items like milk or bakery muffins if I can't have them in a supply closet for the maids to put out after a cleaning...I am putting a Keurig in and planning to offer a variety of coffee, tea, and hot cocoa pods and some shelf-stable half and half or creamers.

You can invest it in real estate, stocks etc. my cup of tea is investing in mortgage notes where I know a lot of passive investors use their IRA to invest because it is mailbox money when your buying performing notes and typically they have plenty of equity and provide double digit returns
