The challenges with HELOCs are:1) The variable rate - we're so spoiled with under 7% rates for most of the last 20 years, we foreget rate were over 16% in the 1980s.2) The variable payment - yes, they can be interest only for x number of year, but then the payments spike when that periond ends.It's usually safer to take a 30-year fixed purchase loan from the begining.
