If your doing section 8 or C class or lower even B class your just going to have 2 to 4k turnovers it just is what it is.. used to be 1k turnovers but things have gone up.

Because the Property Class dictates the Class of the tenant pool that the property will attract.The Tenant Class greatly impacts rental income stability and property maintenance/damage by tenants.Both Property Class and Tenant Class will affect what type of contractors, handymen and property management companies you should target and be willing to deal with a property.The Property Class will also impact the maintenance & renovations you do to,, “Maintain to the Neighborhood”.Why is that important?

There are TONS of first time home buyer programs out there.

Eventually, Class A property values increased to the point that even increasing rents didn't allow them to cashflow upon purchase.So, the flood of new investors switched to buying Class B properties.

How do you know if a neighborhood is C class as an out of state investor? 

We could have played it safe with Class A, but we chose Class B for the upside.
