You're right in thinking that some management companies overcharge and have ridiculous fees.

Some people feel ripped off when a contractor gets job done ahead of schedule like they were over charged for labor.. but that's a foolish way to look at it.

One strategy a BP member discussed was to purchase below-market duplexes with tenants, completely remove the property from the rental market (Ellis act eviction) and then convert the duplex into a SFR and flip the home.If someone was out there tenant-flipping properties, they'd probably have a good client base (assuming the flipper isn't overcharging for the property).

Are there any costs that can be avoided if they try overcharging people in the process of taking all the classes?

It varies by market but if my PMs fee structures are typical in the market and they’re not overcharging I don’t have an issue with it.

In other parts of the country the seller may consider a price reduction if overcharging.

Many will give free/discounted consultations.So, are you overcharging for your place and interest is sky high?
