I have considered building a secluded cabin in the woods and air-bnb'ing it, planting chestnuts on the tillable as a future cash crop, placing a high end park model in the woods and str'ing it, etc.

I may have to get a variance for the existing dwelling unit's parking requirement, but I believe I meet all the SB-9 requirements.

No other place has 4 Disney parks, 3 Universal parks and 2 Busch Garden parks (Sea World / Discovery Cove) in one spot.3.

Looking for advice on how to approach the negotiation respectfully but firmly.Building is (2) 2 bedroom 1 bath unit w garage parking in Philadelphia.

I would look at a variety of sources (I market on CL, FB, Zillow, Apts.com) and compare the existing inventory to yours and compare amenities, such as off-street parking, W/D hookups, square footage, neighborhood, updates, etc. 

I was toying with the idea of putting pads down and renting spaces for people to park RVs , but that's  my desperation thinking. 

You may consider expediting the apron permit process—this sometimes involves hiring an expeditor or coordinating more directly with city officials to avoid further delays.
