We haven't signed anything or made any agreements but I didn't want to ask for a contractor to run through before I have anything under contract - I'll exhaust my contractor already.

here are some thoughts that I suspect you have not exhausted:- alternate financing: NACA, assumable (have your agent search for the word assumable), owner financed, lease option.  

It is a little bit further than an hour (depending on where in the city you begin) but I have been liking what I've seen come out of there.

After they moved out, I exhausted their deposit and still had much cleaning and repairs to do before any showings.

One reported that he had to go through a foreclosure process rather than an eviction when the tenant defaulted. 

The only down side is that there needs to be an exhaust for the portable unit and typically this means one window cannot shut all the way closed and a piece of plastic or plywood be cut so that the remaining space is fitted with the exhaust flex pipe.
