here are some thoughts that I suspect you have not exhausted:- alternate financing: NACA, assumable (have your agent search for the word assumable), owner financed, lease option.

The only down side is that there needs to be an exhaust for the portable unit and typically this means one window cannot shut all the way closed and a piece of plastic or plywood be cut so that the remaining space is fitted with the exhaust flex pipe.
