4 units seem to be doing great in north beach right now especially as covered land plays for redevelopment but I think it'll be more for short term rentals and that can help justify higher insurance rates 

Our philosophy is doing fewer great flips is better than doing more flips with some losing money.I hope this helps. 

The last thing I'll add is that a great liability/umbrella insurance policy is usually one of the best (and cheapest) things you can do to protect yourself and your assets.

We do not label our keys with the property address.

If they have been properly maintained and the landlord is quick on future repairs that come up, they should never be empty (I have been doing student rentals in New Paltz, NY since 2004). 

Why do you think the value is so low to begin with?
