Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Because the HOA covers all exterior costs (roof, siding, windows, lawn care, snow removal, etc), I expect that my CapEx is reasonable at $300/year -- normally I would assume about 2-3 times more.In terms of vacancy, I'll model that as 8.3%, or about 1 month per year.
