The house is mostly cosmetic just smoke damage, fire did not go through walls but still curious if they have to be replaced due to regulations and such?

He mentioned rebuilding the wall under the window and shoring it up really well with 2x4's and then making forms for a concrete fill in, making sure to put a water barrier, such as red guard on the old adobe surrounding, to avoid moisture from the concrete, dissolving the adobe blocks inside the Plaster walls.

All new wiring, plumbing, water lines, furnace, added bathroom, drywall, rotten walls and roof repaired.We are just about done and estimating 25,000 In repairs we are at 19,534 right nowThis puts us at 50,477 down with an estimated appraisal at 375,000.I am a bit confused about the ARV and the ROI and just making sure I can understand the money side of things.
