You might need to contact the guests directly and have them book on your new account.AirBNB and VRBO would really like you to get bookings through their platforms but you can get all the direct bookings you want.

I’m finding sites like Rentler or Azibo only allow landlords to set a fixed amount each month for rent and I really don’t want to be charging my tenants rent and utilities on a different platform.

Airbnb is just a platform to list a STR.I have found the best vacation rentals I have stayed in where self managed.

Discount points are paid to everybody "wins" (I can't really explain it, but if want to chat send me a message and we can discuss as best i can how the bond market works).  6 months doesn't quite make the cut, but I'm sure its a compromise as a consumer protection, getting to the 1yr owner occupation requirement, and allowing an owner to potentially resell (lets face it, you can't effectively "disallow" somebody from selling).I think the guildines to 6 months on Title is to protect the lenders and the secondary market.
