The ladies (who I hire directly) do the laundry, floors, dust, fridge and microwave etc, and spend from 3-5 hours, usually, unless there was a dog there.

And oh boy, this thing needed everything; severe water leaks on roof, major pressure washing, painting (inside/outside/ceilings), replace plumbing, electrical, appliances, landscaping was a joke, etc. etc.

I can have it pressure washed by the same guy that does the regular pressure washing. 

What about doing laundry in your apartment complex when noone else is around?

Hey guys, one of tenants said that while she was washing the dishes, the water over heated and now there's no hot water at all.

So places you'll find them or they'll hide out - wood furniture, bed headboards, under the mattress, they'll crawl to the ceiling/corner of the wall and lay eggs (look for black specks) - if you see things like that you'll need to scrape and paint - there are treatments you can do to spray the baseboards, furniture etc - local pest control companies should be able to treat - I've also heard the only way to fully get rid of them is with a heat treatment as well as everything else I mentioned.Your tenants would need to wash all beddings, strip all furniture down, spray/treat the furniture, spray baseboards, etc etc - pretty labor intensive to do it right.

If she is using a washer dryer in your apartment but at her old place she had to go to the laundry room or laundromat, her costs may actually be less for the convenience and she doesn't recognize that. 

In unit laundry is best.

In my preliminary, very conservative calculations, it almost comes out as a wash.
