That is the settlement agent's view in a cash transaction, as explained by American Title.If you can't close the A transaction then basically you are selling property before you can take good title, you are conveying a warranty deed prior to paying the consideration stipulated in your purchase contract and selling property that is not yours.

Well I went over a couple days later knocked on the door no answer, so I left a note on the door explaining who I was and to give me a call.After a week and no response I called my lawyer, he had the seller give me a limited power of attorney to evict the stepson.

Spend a solid 1-2 weeks meeting people at the property, walking them through it, and explaining exactly what you want done, and asking them questions.You want to look for a valid license (verify it on PA's govt website) and workman's comp (around 1-2 mill in coverage).Don't ever do T&M, there's no incentive for them to get the work done ASAP.

When I asked them if they had considered staying and signing a new lease or if they were going to move at the end of their term, I got a "No Thanks".I'm planning on attempting a notice in Spanish, trying to get a time where I can go over in person and use Google Translate to speak back and forth (my spoken Spanish won't be any good for explaining the terms of a Lease).
