It reminds me of years back the Obama Biden campaign that allowed you to type In On their website how much free money you’d receive  under their leadership once they handed out the bonuses to each person .

It's very family oriented and there are tons of amenities and incentives to stay as well as bonuses for friends and family. 

"Our company bonus is Christmas cookies from XYZ bakery for rent paid on time and zero neighbor complaints" Or whatever prize you can offer.Assume the contractor is actually Bubba that I described.

- View is a bonus but isn't as important as you might think.  

If your also very strategic and cost segregate / take bonus depreciation where available you can eliminate higher level tax income where applicable.

I personally never calculate on lucky, but maybe worst case scenario and if you get lucky then it is a bonus.
