I think it's a great deal but be honest and please share what type of deals are in your neck of the woods....

Even if you create and maintain a very rigid joint venture transaction, there is the possibility of benefit if either party is enabled to participate in a transaction that it could not otherwise.The IRA LLC may obtain a non-recourse mortgage or joint venture with an unrelated party and both of those options are much cleaner.

Back of each home is against wooded area = not much backyard areas.Seller bought them back in 2014/15ish for $250k each, had all plans drafted and approved by HOA ($1500 each review!)

Last I checked, Evolve charges 10% of total revenue to manage marketing and guest bookings, and you can pay extra for them to also manage cleaners, re-stocking, etc.

However, it would be much "cleaner", as the LLC then is recorded as the sole legal owner, and the loan is issued solely to the LLC for the purchase. 

Soffits, rotting wood trim around doors and some windows, some painting, repair to a couple of small areas where the bricks are coming loose, new outdoor lighting, hole in parking lot......

They have boxes in the hallways ( it is a townhouse), toys everywhere, dishes stacked, sometimes some trash outside that I pick up during my lawn care/ inspection times, some trash/hair in the bathroom  I want to give them a chance since I know there is no such thing as perfect tenant and I know I can always rent this place after some fixing up.The other option is not to renew contract but I don’t know for sure if next tenant will be cleaner/ better organized.
