I spent 10+ years taking down deals and mentoring people before I formalized it. 

-Perhaps the cash flow "lining your pockets" continues for a few years.

I have a bit of a soft spot for the area as a UF grad, and I still come back to the area every year or two. 

The cash flow is a bit sub par on this one and I anticipate some larger expenditures coming my way in a year or two so I'm contemplating this as an option.

If you think/know that the proeprty is going to appreciate like crazy over the next few years, then it's worth keeping.....

Eventually the kitchen will need to be updated, but the bathrooms are updated and tile floor throughout. 1 tenant for nearly 4 years, just changed out tenant.

I’m currently in the save all of money phase, I want a couple years of solid savings and some education before I get started, I’m 33 and have been working construction my whole life so this will be a much different career path for me.

They are generally no more than 10 years old, maybe up to 15 years old at the most.

A couple of caveats though:*I've been doing this for 5+ years.
