Many tenant occupied properties you cant even see until there is a purchase contract in place and you do an inspection. 

As needed, purchase items that will further your education that will make you more aware of mitigating the risks of purchasing property. 

I'm mainly considering buyers/new owners of rental properties and inheriting the seriously lagging rent rolls.Prices for many properties with under market rents will need to come down as buyers will have their hands tied trying to increase rents in a timely manner other than via potential turnover.

Most states have laws prohibiting property owners from acting as their own GC, unless they intend to occupy the house themselves for a period of time (typically 1 year) upon the completion of the work.

@Theresa Harris If they breach the payment plan 3-6 months into it, can I still file an eviction lawsuit with them out of the property for that time? 

Look at sb897. 1) bill states that the construction of an ADU on a property does not trigger a requirement for fire sprinklers in the proposed or existing primary dwelling.There is another ADU law (forget which one) that basically states an ADU Cannot be rejected due to existing unrelated permit issues on items that are not the ADU.So I see no reason an inspector should ask or be given permission to examine the interior or unrelated units.Good luck

Some buyer agents will let you sign shorter agreements or per property agreements.
