Yes you will have to put hundreds of hours of your own time into it instead of merely signing a check, but that's where the profit is.On my most recent flip the seller had multiple contractor bids done and was quoted a minimum of $150k for a rehab.

The construction loans I know of require 10% down on the final price and they would want money in the bank after closing in case of cost overruns or the property not appraising for the build price.If I were you I would go to open houses of new developments in your area and check out the builders, and their terms.

We find it best to have a checking account (for operations), savings account (for capital expenses), and a money market account (to keep security deposits).

Recently we had storm and blew off the roof shingles off, we have a roofer came out and checked he found couple spots hail damages.

I have some thoughts on it, but wanted to see what more knowledgeable folks had to say on the matter.Numbers: Here are my numbers on the property sale: Sale Summary: Agent's comps and market analysis seems good (I've lived in area for 15 years, so passed my gut check), so I could close this property out & should get a ~$10,000 check at closing.

I haven't made it by to check county records yet but all I can guess is that Bella Vista POA has outstanding liens against the property causing them to be over priced or leaving little incentive to hold or resell.
