All the property side stuff is easy, it's the part's few ever talk about of managing people, navigating the system, dealing with the stress of it all, that stuff is so hard and it's NOT a fit for everyone or I'd even say most. 

If you stays rented for a few years with same tenants CO is not required. 

Financing is what could make or break this deal.

Unless you are priced high or have a tough to sell property I don't think you need to be as low as 5.5% to make owner financing a benefit for the buyer. 

@Stacy Tring so when we have had student tenants with a simaliar situation we have prepared an amendment that allowed them to amend the lease to remove the absent tenant and replace with an acceptable new candidate they find and we approve.
