I am guessing pet rent and pet deposit didn't cover it in most of these cases?

Our lease outlines they pay via depositing directly at the bank I use with deposit slips.

There is 1 vacant unit being renovated with new rental price unknown, 7 tenants most without leases whose rent can't be verified but only stated, and most without security deposits.

I am getting set up with WilliamPaid for tenants that don't want to mail checks or deposit at the branch and have a local service that does tenant screening for me.  

We walked away from a potential acquisition after our option period and therefore lost our Earnest Money Deposit.

Sometimes my PM will lower the deposit or drop the rent a tad, but they are always filled before the month is up.

I've kept the deposit and haven't heard from either in over 2 weeks.  

My accountant deposits checks in the bank, but this is such a waste of time.

They'll only ask you for 2 months of bank statements so the deposit will no longer be on there and you will not have to explain how you got that money.
