Get appropriate security deposits.  

I understand what a mortgage-backed security is, I'm just not immersed in it.

In order to secure financing, the lender whom my broker found required an appraisal of the property to verify it was worth them lending on the property.

The security deposit is barely enough to cover late rent & damage.

Are these legal discrimination because you can argue some are more secure and nearer etc?

I have a full-time job that I'm very secure in. 

One of our units has very expensive furnishings so we require last month rent AND a security deposit even for a 3 month lease.

However, I am trying to learn how to obtain the finances available to secure a possible deal in the next 90 days.
