In my jurisdiction, this is terrible advice and I suspect this to be true in most jurisdictions.It may be able to work for refrigerator and washer/dryer.

Comfortable bed with nice bedding, room darkening/blackout curtains in bedroom, decent shower, in unit washer/dryer, decent kitchen with all the necessities, good wifi, and a decent smart TV, iron, etc..- I travel with my wife, baby, and dog.

I just purchased a gas range and a gas dryer. 

Some licensing is probably somewhat inconsequential; if an unlicensed barber cuts your hair, you probably just end up with a bad haircut.

In the real world, IMO washers/dryers are the biggest headaches for landlords, and the #1 reason we got maintenance calls.   

The walls looked like they had grown facial hair, it was not an improvement.

At the time the water bill will still $600 to $700 so i was pulling my hair out lol.
