The ARM was taken out when I occupied the home- Current Rental income is $2500pm which is 10% below market as tenant is A+- I claim 12K as depreciation on home on returns, after expenses I end up with very little taxable income- Current market value of home is 820K and property was bought for 450K (+ 40K permitted upgrades) Help Sought in sorting dilemma:A.

They are a private company and are not restricted access or kept from doing an inspection from the government unless the house is under some sort of government claim such as eminent domain, crime scene investigation or condemned.

@Matthew Hall - if you don't think that demanding full payment of all sums in 30 days is considered a penalty, then I guess there isn't any penalty ... in that sort of thinking ...

The sorts of things you will learn (or start to learn, at least) in a REA class.You will be far better served by waiting than by spending time and money chasing a system advocated by an eBook that doesn't even bother covering the basics of real estate transactions.
