The tenant would be responsible for phone/internet/cable.Partial furnishings means it will have a custom built in kitchen, balcony furniture, light fixtures, and double sink/vanity with custom surround lit mirror and pendant lighting in main bath.

There is the hassle of maintaining all utilities, internet, etc and making sure the property is clean.

They download a form off the internet and think that qualifies the animal. 

I have been hunting and cannot find a property with at least a 7% ROI.

Including many BP inquiries, I cast a wide net, I hunted nationwide,  and ended up buying 3 SFH in Oregon. 

There are a few elderly people that don't have internet and I'm not going to force them to drive to my office to fill out a little form.Rules are rules, but they should be reasonable, justifiable, and (rarely) bendable.

However, it seems more efficient to buy one big multi-fam instead of hunting down a bunch of SF deals.

You probably want to hunt around and find a great VA lender in your area that does lots of VA loans.
